We purchased a piece of land with planning permission for 3 x 1 bedroom flats in Ramsgate. Enlisted two investors and obtained a build loan so we were able to develop the site. We reconfigured the internal layout to allow for much needed storage, this also meant that the courtyard was accessed from the living area instead of the bedroom.

The building was decorated and furnished for holiday lets the ground floor is now available although booked up in advance and getting great reviews. We currently have tenants in two of the flats at present to cover the overheads. Our investors are delighted with what we have achieved, they have rolled their money and interest over for another fixed term and invested further.

We had to overcome a few challenges on this project, the first being a delay with the party wall agreement. Secondly we had issues with the materials list that the planning dept had omitted so we chose to go back into planning to submit the materials and make a change to the rear aspect by adding doors and Juliet balconies. Thirdly because of covid our water and electricity connections were not installed but we continued with the build using a water tank and generator. Lastly Covid distancing and avoiding multiple people on site meant the whole schedule was extended.

Exit Strategy

The more options on your exit strategy the better, we considered selling the flats off individually, we also looked at selling as a ready built business. Also the consideration of buy to let and also as holiday lets.

Due to our investors staying in for a longer term, we knew we would be able to take a mortgage out to allow us to keep this in the company as an asset that will generate an income and increase in value over the years to come.
